Strata Cleaning

About this service

Strata cleaning is judged by residents who walk the same lobby twice a day and notice everything. InfyWorx provides reliable, insured cleaning crews to strata schemes, owners corporations and body corporate properties across Australia. Scheduled visits, clear scope, and reporting your committee can actually read.

What does strata cleaning include?

The scope covers common property: lobbies, lifts, corridors, stairwells, car parks, bin rooms and shared facilities. Bin presentation on collection day is usually part of it, and it is the task residents notice fastest when it slips. Periodic work such as pressure washing, window cleaning and carpet care sits on a separate schedule.

Who is responsible for common area cleaning?

The owners corporation or body corporate is responsible for common property, and the cost comes out of the administrative fund. Lot owners handle everything inside their own boundary. The grey areas are usually balconies, courtyards and car spaces, so we set those out in writing before the first visit rather than arguing about them later.

What's included

  • Lobby and entry presentation: Floors, glass, entry mats, intercom panels, letterboxes and seating kept clean, because this is the first thing residents and buyers see.
  • Lift cleaning: Floors, walls, mirrors, tracks and buttons cleaned on every visit, including fingerprint and mark removal.
  • Corridor and stairwell cleaning: Vacuuming, mopping, cobweb removal, skirting and handrails across every level, including fire stairs.
  • Bin room and waste areas: Cleaning and deodorising bin rooms, washing bins, clearing spills and keeping chute areas hygienic.
  • Bin presentation and return: Putting bins out for collection day and returning them afterwards, so nobody has to chase the committee about it.
  • Car park and basement cleaning: Sweeping, spot cleaning oil marks, lift lobbies, stairwells, ramps and visitor bays.
  • Common facilities: Pool surrounds, BBQ areas, gyms, common rooms and rooftop terraces cleaned to an agreed schedule.
  • Glass and common windows: Entry doors, lobby glass, internal windows and balustrades kept free of marks and prints.
  • Cobweb and external tidying: Entry surrounds, light fittings, garage doors, letterbox areas and the paths residents use daily.
  • Periodic and seasonal work: Pressure washing, carpet cleaning, hard floor machine work and high level dusting on a planned schedule.
  • Defect and hazard reporting: Flagging damage, lighting faults, graffiti, dumped rubbish and safety hazards to your strata or building manager.
  • Committee reporting: Visit logs, completed task records and photos your strata manager can attach to committee papers.

Effectiveness

Fewer complaints reaching your strata manager

Most common property complaints are cleaning complaints. Consistent visits keep them out of your inbox and off the AGM agenda.

Property values protected

A tired lobby and a smelly bin room cost real money at sale and lease time. Presentation of common property is part of the building’s value.

Lower slip and trip risk in common areas

Wet entries, oil in the basement and leaf litter on stairs are the usual causes of incidents. Regular attention and hazard reporting reduce your exposure.

Bins handled without a resident roster

Volunteer bin rosters fail eventually, usually over a long weekend. We do the run on schedule and put them back.

Documentation your committee can rely on

Visit logs and photo records make budget conversations easier. You can show exactly what the levy is paying for.

One provider across a portfolio

Strata managers running multiple buildings get consistent standards, one invoice format and one contact instead of ten separate contractors.

How it works

  1. Site walkthrough and scope

We walk the building with your strata manager, building manager or committee, covering levels, lot count, floor types, bin arrangements and shared facilities.

  2. Scope of works and quote

You receive a task frequency schedule and a fixed price, written plainly enough for a committee to read without a decoder ring.

  3. Approval and access setup

We work with your approval process and budget cycle, then set up access with documented key and fob handling under your building rules.

  4. Cleaning starts

The same crew attends on the agreed schedule and works within your building noise and access hours. Consistency is what keeps standards steady.

  5. Reporting and checks

Visit logs, photo records and site inspections give your strata manager evidence for committee meetings and levy discussions.

  6. Review and adjust

Scope reviews at budget time, plus periodic work quoted separately so your committee can approve it as a planned expense.
